How the $50,000 is paid
The payout depends on who leads the showing in Cabo.
You show the home
You bring your buyer to Cabo and lead the showing yourself.
We show the home
You introduce the buyer. Our Property Manager coordinates the visit and leads the showing.
The bounty is paid once per sale, within 10 business days after closing, once the fideicomiso is established and funds are released. It is paid to the person who registered the buyer. Licensed agents are responsible for following their own brokerage and state rules on receiving it.

Register your buyer first
Send the buyer's name to info@gembaja.com before they contact GEM or visit the property. If two people register the same buyer, the first to register gets credit.

Your buyer is qualified
Before the showing, the buyer provides proof of funds or a lender pre-approval at or above the list price.

Your buyer is new to us
Buyers already in contact with GEM, its partners, or its Property Manager are not eligible.

The sale closes
No bounty is paid on accepted offers, deposits, or sales that fall through.
- One bounty per property sale. The two payout options above are the only split.
- GEM Development may change or end the program at any time. Buyers already registered keep their terms.
- Payment is subject to a signed Referral Agreement and to the licensing and referral-fee laws that apply in your state and in Mexico.
